Home / Loan programs
Loan programs
Financing for the way you buy
One application gives us access to programs from multiple wholesale lenders. Here is what we offer and who each program fits.
Conventional loans
Fannie Mae and Freddie Mac loans for primary homes, second homes, and rentals.
FHA loans
Flexible credit and down payment guidelines, popular with first-time buyers.
VA loans
Loans for eligible veterans, service members, and surviving spouses.
USDA loans
Financing for eligible homes in qualifying rural and suburban areas.
Jumbo loans
Loan amounts above conforming limits, including coastal Florida homes.
DSCR investor loans
Qualify on the property's rental income instead of personal tax returns.
Bank statement & non-QM loans
Options for business owners whose tax returns don't tell the full story.
Renovation loans
Finance the purchase and the repairs in one loan.
Rate types
Fixed or adjustable?
Fixed-rate
Your rate and principal-and-interest payment never change. Common terms are 30, 20, and 15 years. Best when you plan to stay put and want certainty.
Adjustable-rate (ARM)
A fixed rate for an initial period, often 5, 7, or 10 years, then adjusts with the market within set caps. Can make sense if you expect to sell or refinance before the first adjustment.
