Working with a broker
What does a mortgage broker do?
We take one application and shop it across multiple wholesale lenders, then manage the loan from approval through closing. The lender funds the loan; we find the best fit and run the process.
Does using a broker cost more?
Wholesale pricing is often lower than retail bank pricing, even after broker compensation. All costs appear on your Loan Estimate, so you can compare line by line.
Who will I work with?
You work directly with Rollin Gosney and our team from application to closing, not a call center.
Application & documents
What documents will I need?
Typically recent pay stubs, W-2s or tax returns, two months of bank statements, and a photo ID. Self-employed and investor loans differ. See our document checklist.
How long does the application take?
About 15 minutes online. You can save and come back, and it is available in English and Spanish.
Will applying hurt my credit?
A mortgage credit check is a hard inquiry. Credit scoring models generally treat multiple mortgage inquiries within a short shopping window as one inquiry.
Rates & costs
How are rates set?
Rates depend on the market plus your credit score, down payment, loan type, property type, and occupancy. That is why we quote after reviewing your scenario.
What are discount points?
Points are an upfront fee paid to lower your interest rate. One point equals 1% of the loan amount. Whether they pay off depends on how long you keep the loan.
What is a rate lock?
A lock holds your rate for a set period, commonly 30 to 60 days, while your loan is processed. We will advise on timing based on your closing date.
Appraisal & closing
Why do I need an appraisal?
The lender needs an independent opinion of value to confirm the property supports the loan amount.
What happens at closing?
You review and sign the final documents, bring any funds due by wire or cashier's check, and receive the keys once the loan funds and records.
How long does it take to close?
Many purchase loans close in about 30 days. Timing depends on the appraisal, title, and how quickly documents come in.
